Blenheim Gardens RMO supports a diverse, vibrant and successful community by delivering services that focus on the real needs and aspirations of our residents.

What is a tenant management organisation?

A tenant management organisation (TMO) is a means by which council tenants, leaseholders and freeholders can collectively take on responsibility for managing their homes (also referred to as a resident management organisation (e.g. Blenheim Gardens RMO).

The resident members of the TMO create an independent legal body and usually elect a tenant-led management committee to run the organisation. The TMO can then enter into a legal management agreement (contract) with the landlord (Lambeth Council). The TMO is paid an annual management and maintenance allowance in order to carry out management duties delegated to them.

The services managed by the TMO vary with local circumstances but may include day-to-day repairs, allocations and lettings, tenancy management, cleaning and caretaking.

  • Monday 9am to 4.30pm
  • Tuesday 9am to 4.30pm
  • Wednesday 8.30am to 2pm
  • Thursday 9am to 5 pm (the RMO is open until 7pm on a Thursday by appointments only. Appointments need to be book seven days in advance)
  • Friday 9am to 5pm

Please note the office will be closed between 1pm to 2pm each day for lunch.

Outside these hours, we operate a 24-hour answer phone service. All calls received will be responded to the next working day.

KNK Building Services Ltd is the RMO's out-of-hours contractor for emergency repairs. If you have an out-of-hours repair request, please telephone 020 8646 9100.

  • Finding out about our communities to ensure that the strategic and service delivery is reflective of the identified needs and aspirations
  • Making connections that show how residents are able to not only shape decisions, but are also equal partners in the process
  • Demonstrating our commitment to engaging with the community we serve by developing resident participation structures that provide and promotes wider community involvement
  • Tailoring communication channels to meet the needs of our community.

Our organisation is not-for-profit and for the benefit of our residents and their environment. All surpluses generated from prudent budgetary management and innovative practices will be ploughed back into estate improvements.
