Moving In

 

     When you are moving into your property we will :

Endeavour to provide you with your new keys on the Wednesday before your tenancy commences.

  • Where applicable have the first instalment of your redecoration’s allowance ready for when you collect your keys.

  • Pay the second instalment approximately 6 weeks after you have moved in and where we have completed a tenancy review

  • Provide you with a copy of a Gas Safety Certificate

  • Provide you with a Welcome Pack, including a tenancy handbook and a copy of your tenancy conditions. 

     Our Lettable Standards

We have a lettable standard that sets out what we will do to a property before you move in.  Generally your property will be 'fit for habitation' which means BGRMO will ensure that:

  • Water, electricity and gas supplies and sanitation (drains, basins, sinks, baths and toilets) are in working order

  • The room and water heating equipment are in working order

  • The property is free from dampness that could damage the health of the occupier

      A property will also have:

  •  Adequate heating, lighting and ventilation

  • An adequate supply of piped, wholesome water

  • Satisfactory facilities for preparing and cooking food, including a sink with a supply of hot and cold water

  • A suitably located toilet for the exclusive use of the occupier and a suitable sewer and drainage system

  • A suitably located fixed bath or shower and hand basin, each of which has a satisfactory supply of hot and cold water for the exclusive use of the occupier

  • The property must be protected from the elements.

Additionally BGRMO will also ensure your property has                                                                       

  • Secure Front Entrance Door

  • Electric that are to current regulations

  • Main operated smoke alarm

  • A Fire check door fitted to the kitchen entrance

  • Where possible, we will also ensure the Kitchen units, all work surfaces and sanitary appliances are under 10 years of age.

  • Sound and water proof floor coverings in kitchen and bathroom

  • If you are elderly and/or disabled we will help you redecorate

  • Property will be clean of all rubbish and ready to move into.

  • If you are elderly and/or disabled we will arrange a convenient time for you to view the property.
