Ideally chaired by a volunteer, the panel reviews local crime trends and discusses issues like antisocial behaviour, crime, or safety concerns. Together, we set priorities and action plans to address what matters most to you.   What We Aim to Achieve The Ward Panel is your chance to: Share your concerns and ideas to shape local policing priorities. Collaborate with the police to tackle community issues. Build trust and transparency through open dialogue.   Your voice matters! By attending, you’ll help ensure local policing reflects our community’s needs. Local Apprenticeship Opportunities

Blenheim Gardens RMO has been contacted about some exciting apprenticeship opportunities in the local area being hosted by Wates.

The apprenticeships will go live on the 10th February and the window for application will be open for roughly a month.

Wates are running a workshop in their Finsbury Park office, SPACES 17, City North Place, N4 1LZ on the 5th February to help people understand and apply for these opportunities.

At #Winter Breeze 2025, the December school holidays BootCamp, we are offering a safe space filled with pure Active Sports, Creative Activities, Fun Learning, Food and Play activities. A space where children/young people can take part in a diverse range of sports and recreational activities that keeps their energy intact ready for the new term. 

The Camp is open to 7 – 15 year olds and offers volunteering/work experience opportunities for young people over 16 years old with priority of a place offer given to Lambeth residents over other borough residents.

Mould and Damp – our 10 Commitments to you

Damp and condensation remains’ a problem for too many of our residents.  There are lots of factors that can cause damp and condensation, which can be a challenging to manage.  BGRMO however is determined to overcome these challenges and make the following 10 commitments to our residents experiencing mould and damp:

  1. The RMO is committed to resolving issues in partnership with you and will communicate with you in a sympathetic way,
  2. We will quickly diagnose the damp in your home. By prioritising inspections based on your individual circumstances and we will attend on an emergency or urgent basis when needed.
  3. We will agree an action plan with you to resolve the damp, that will include timeframes and send it to you within 3 days of the inspection.
  4. We will survey our managed stock and help to identify mould and damp issues at every opportunity such as when the annual gas service is being completed, whilst we are undertaking works in the property and or completing tenancy reviews.  This approach will help us identify properties that are prone to mould and damp.  This will inform more regular and targeted maintenance.  We will also provide financial support and advice to residents experiencing fuel poverty, if this is noted as a contributory factor to the mould and damp being experienced,
  5. We will check in with you regularly after the work is completed to make sure that the treatment has been effective,
  6. We are investing in technology and working with partner organisations to help us understand and resolve damp issues, 
  7. We will prioritise resources to tackle mould and damp issues,
  8. We will work to secure additional funding to support upgrades to improve ventilation and insulation to make your home healthier and warmer,
  9. We will offer alternative temporary accommodation, if we are unable to resolve the issues being experienced,
  10. We will review our commitments annually

What you can do to help us achieve our commitments:

  • Report incidents of mould and damp to us as soon as you notice it,
  • Ensure the fans in your home are clean and always switched on; report any faulty fans to us.
  • Remove all furniture away (around 12 inches) from walls to ensure there is an airflow around the furniture
  • Do not overfill cupboards, since this restricts airflow,
  • Keep pan covers on saucepans and pots when cooking,
  • Open windows and leave window vents always open,
  • Avoid drying clothes in doors, especially on radiators,  
  • Wipe off condensation from windows and use moisture absorbers, which can we obtained from the RMO,
  • Let us know if your boiler is not working correctly or if you need advice on using it,
  • Turn your heating on to ensure the property is warm particularly during the winter months,

Awaab’s Law (Mould and Damp)

Awaab’s Law is named after Awaab Ishak, a 2-year-old who tragically died in 2020 from a lung condition caused by mould in his home. His parents told their social landlord about the mould many times over 3 years, but nothing was done to fix the problem. We want to say thank you to Awaab’s family for their work campaigning for a law to make sure social landlords make repairs to their homes within set timeframes. Awaab’s Law aims to make sure no one else has the same experience, and to make sure social landlords fix serious problems quickly.

What is this guidance for?

This guidance aims to help you to understand what Awaab’s Law means for you. It explains what landlords must do and what steps you can take if your landlord doesn’t meet their responsibilities.

Homes that are safe are essential for good health, so it is important to report hazards – particularly if they are having an impact on your health, or make you feel at risk. Your landlord cannot treat you unfairly for making a complaint. They should make clear how you can raise an issue.

A brief summary of Awaab’s Law can be found on the Make Things Right Campaign website.

Quick guide to Awaab’s Law

Emergency hazards and significant damp and mould hazards (as set out in Section 5) must be dealt with by your landlord within set timescales. You need to provide as much information as you can on the hazard and who lives in your home to your landlord, so they can make an accurate decision. Further detail on the information your landlord might need is in Section 6.

Summary of Awaab’s Law:

  • emergency repairs must be done within 24 hours
  • significant damp and mould hazards must be investigated within 10 working days and made safe within 5 working days
  • if your home can’t be made safe in time, your landlord must offer you somewhere else suitable to stay until it is. More information on suitable alternative accommodation can be found in Section 9
  • your landlord needs to tell you what is happening once you have reported an issue and if action they take is covered by Awaab’s Law. They must give you a written summary within 3 working days of an investigation finishing. More information on written summaries can be found in Section 8
  • if you report an issue and it hasn’t been sorted or you’re not happy, you can complain to your landlord through your landlord’s complaints process
  • if you’re not happy with your landlord’s final response to your complaint, you can take your complaint to the Housing Ombudsman
  • you can also go through the Pre-Action Protocol for Housing Conditions Claims. This is a process that helps tenants and landlords try to fix issues before going to court. More information on the routes to take if your landlord doesn’t act can be found in Section 11

2. What does Awaab’s Law include

Awaab’s Law means that social landlords must investigate significant hazards caused by damp or mould and all emergency hazards in your home and make them safe within set deadlines.

Awaab’s Law means:

  • emergency hazards (for example, dangerous electrical faults, damaged external doors or windows and major leaks) must be investigated and made safe within 24 hours
  • significant damp and mould hazards must be investigated within 10 working days of it being reported and then must be made safe within 5 working days of the investigation finishing 
  • your landlord must give you a written summary of what they found and how they will make the property safe within 3 working days after the investigation is finished
  • if more work is needed to stop the hazard from coming back, your landlord must start the work or make plans for the work to begin within 5 working days of the investigation finishing. All work must begin within 12 weeks at the latest
  • if your home can’t be made safe in time, your landlord must offer and find you somewhere else to stay for free, while they do the works needed to make your home safe for you to return

Your landlord must keep you updated throughout the process and give you advice on how to stay safe while repairs are being made.

Halloween at Brixton Windmill

Family Halloween at Brixton Windmill
Sunday 26 October, 1pm to 4pm

Join us for an afternoon of spooky activities! We’ll have free drop in craft activities all afternoon inside Brixton Windmill Centre. Pumpkin carving will run all afternoon at £3 per pumpkin – we’ll have lots of tools for you to use and the pumpkins will be ready prepared for you. Children must be accompanied by adults please.

Our scary storytelling sessions run at 1.30pm and 2.45pm. Places are limited so get here early to sign up!
Regular activities at the Windmill Centre

Wednesdays 10.30am – Beginners’ Tai Chi for 50+ (Drop in – no booking required). Free.

Thursdays 10am to 2pm Community Club for people aged 60+. Activities include chair exercise, arts and crafts and cooking. Lunch is provided. We are always happy to welcome new members! 

Fridays 9am to 10am  – Yoga Class with Wild Balance . Contact Natasha at hello@wild-balance.co.uk for more info and to book a slot. 

Fridays 12noon to 1pm Pilates(drop in). Beginners’ class. Mats provided. Suggested donation £5 per class. 

Saturdays 11.30am – Tai Chi in Windmill Gardens (pay what you can)
